Rates currently range from roughly 2.03 percent in Weston Lakes to over 3 percent in some newer sections. On a $600,000 home, that difference is more than $6,000 a year, or over $500 a month. Two homes at the same price in two Fulshear communities can carry very different real costs. Always compare the total rate, not just the list price.
Plan on 45 to 60 minutes to downtown in normal traffic, and longer at peak. The Energy Corridor is considerably closer, generally 25 to 35 minutes depending on your section and route. The Westpark Tollway extension and Texas Heritage Parkway changed this meaningfully. Communities positioned for Westpark access, including Cross Creek Ranch, Cross Creek West, and Fulbrook, generally have the better run east. Jordan Ranch and Tamarron sit better for I-10 commuters. Which community fits depends on where you actually drive.
New construction in Fulshear currently runs from roughly $300,000 to over $1 million, with a median listing price near $475,000. Entry-level product sits in communities like Fulshear Lakes and the lower sections of Jordan Ranch. Weston Lakes and Fulbrook carry the top of the market, with custom homes reaching past $2 million. Budget by monthly payment rather than purchase price here. Between MUD rates and HOA dues, two homes at the same price can differ substantially in what they actually cost to own.
They serve different buyers. Fulshear generally offers newer construction and stronger amenities than Richmond at a higher price point, and more space and newer inventory than most of Katy at a longer commute. Richmond is the value play if your budget is the constraint. Katy is the established choice with the most mature retail and the shortest Energy Corridor run. Fulshear is where you land if amenities and new construction matter more to you than shaving fifteen minutes off the drive. We'll be honest with you about which one actually fits.
Cross Creek West, Fulshear Lakes, Jordan Ranch, Tamarron, and the remaining sections of Cross Creek Ranch are all actively building. Builders active across those communities include Perry Homes, Highland Homes, David Weekley, Westin, Lennar and Village Builders, Century Communities, Chesmar, Beazer, and Taylor Morrison. One thing worth knowing before you tour: most builders require your agent to register you on your first visit. If you walk a model park alone, you may lose representation on that community.
